Deed of Robert Saunders to John M. Gregory, 30 June 1838

This Indenture made this 20th day of June in the year 1838
between Robert Saunders and Lucy B. his wife in the city of Williams.
burg in the state of Virginia of the one part; and John M.
Gregory of the city and State aforesaid of the other part:
Witnesseth that the said Robert Saunders and Lucy B his wife
for and in consideration of three thousand dollars lawful
money of Virginia. paid or secured to be paid before the
signing, sealing and delivery of these presents; have granted,
bargained, sold, aliened and conveyed and by these presents
do grant, bargain, sell, alien and convey unto the said John
M. Gregory and his heirs and assigns forever a tract or parcel
of land and its apputenances in the county of York, containing
by estimation Two hundred acres be the same more or less, the
same being sold in the gross and not by the acre, and the same
being all that portion of the tract of land called "Palace Land"
together with that piece or parcel of land called "The Landing Field"
in said county which was held by Robert Saunders Senior the
father of the granter at the time of his death, being all the said
part of the "Palace Land" and "The Landing Field" which was not
sold by the said Robert Saunders Senior to William Browne
entracing and relinquishing a small exchange between
the said Robert Saunders Senior and Mary M. Peachy who
purchased the part sold originally to William Browne
the said land being bounded on the north by Carr's Hill the
property of John C. Apperson, by Henley Taylor's land
and by a piece of marsh at the Capitol landing; on the East
by the road leading from town to the Capitol landing and by
Carr's Hill aforesaid; on the South by the lots owned by Ro.t
Waller and Robert M Garrett: and on the West by Thomas
G. Peachy's land which land of Tho. G. Peachy is the portion
of the original Palace tract before referred to as having been
sold by Robert Saunders Senior to William Browne and by Henley Taylor's land.

To have and to hold the said tract or parcel of
p2 land with all the privileges and appurtenances thereto or in any manner
appertaining, and all the estate, right, title and interest of the said Ro. Saunders and Lucy B. his wife and to the same unto the said
John M. Gregory and his heirs and assigns forever.

And the said Robert Saunders for himself, his heirs, executors and
administrators covenant with the said John M Gregory and
his heirs and assigns to warrant and [illegible] all the land hereby
conveyed and sold together with all the privileges and appurten-
ances to same in any manner belonging, unto the said John
M. Gregory and his heirs and assigns forever from and against
the claims and demands of all persons and every person
whatsoever

In witness whereof the said Robert Saunders and Lucy
B. his wife have hereunto signed their names and affixed
their seals on the day and in the year first above mentioned.

justices of the peace in the corporation aforesaid in the state of Virginia
do hereby certify that Lucy B. Saunders the wife of Robert Saunders
parties to a certain and bearing deed on the 20th day of June 1838
and hereunto annexed personally appeared before us in our corpo
ration aforesaid; and being examined by us privaly and apart
from her husband, and having the said ofices and fully explained
to her, she the said Lucy B. Saunders acknowledged the same
to be her act and deed and acclaimed that she had willingly
signed, sealed and delivered the same, and that she wished not
to retract it. Given under our hands and seals the 13th day
of July AD. 1838.

City of Williamsburg [illegible]:

We ThosG Peachy & Jacob C. Sheldon
justices of the peace in the corporation aforesaid in the state of
Virginia do hereby certify that Robert Saunders and Lucy B.
Saunders parties to a certain deed bearing date on the 20th day
of June 1838 and hereto annexed, personally appeared before
us in our corporation aforesaid and acknowledged the same to
be their act and deed, and desired us to certify the said
acknowledgement to the clerk of the county court of York, in
in that the said and may be recorded

Given under our hands and seals this 13th day of July A.D. 1838.

At a court held for York County the 18.th day of March 1839.
This indenture was produced in Court and with the Certificate,
theron endorsed of its acknowedgment by Robert Saunders and
privy examination of his wife before two Alderman of the City
of Williamsburg, thereon endorsed ordered to be recorded.
